Communication about renting or buying will be in writing only, per email at support@sandalfootsquire.com. The Association will not answer text messages or calls requesting information about the renting/buying process, only emails, in order to be able to keep an accurate paper trail of the entire process. This Association strives to reply promptly to any email inquiries, usually within hours from receiving them.
Below is a comprehensive description of the purchase and / or lease process for Sandalfoot Squire Phase II Association Inc.
Please read this information very carefully. Failure to do so might cause delays in the application process or outright denials.
The application process is very simple and straightforward, and applies equally to everyone. It is the Owners’ duty in the first place to be familiar with this process, and make sure that his or her realtor is also aware of it. As a courtesy to the Owners, no application fees for processing will be charged by the Association, and only $30 will be charged by the background check Service Provider itself.
Please note that as per the article 10.2(b) of the Declaration of Condominium, as amended on April 28th, 1987, NO dog, cat, or other pet shall be permitted on the condominium property at any time.
Please note that as per the article 10.8 of the Declaration of Condominium, as amended on November 10th, 2013, no apartment shall be leased during the first 12 (twelve) months following the acquisition of title. Also, per the same paragraph, no rooms may be rented, and no transient tenants may be accommodated, ever. We’ve seen unscrupulous investors attempting to skirt this provision. Please save yourself and the Association some costs as this 12 months leasing moratorium is being strictly enforced, and you will not be able to move in your distant cousin twice removed.
Governing Documents are posted online here. Please observe that each building is a separate condominium entity, incorporated as per Florida Statute 718.
Parking is being consistently enforced. Please follow this link for more details and to register your vehicles once your application has been approved. Unregistered vehicles will be booted or towed. If you are a new owner, please be prepared to prove with an uninterrupted chain of custody that you or a company you have a major interest in own whatever vehicles you’d like to register, in order to be permitted to park on Association’s common property. You’ll also be required to provide a copy of the warranty deed to prove ownership of the condo.
The Association is not requiring a minimum down payment from buyers. The method of financing is between the seller and the buyer, and the Association has no requirements in that regard. Any financial information related with the Association’s budget and expenses would be provided to the Owners only, or to the Owners’ realtor after showing a proper executed listing agreement.
All prospective Buyers and prospective Tenants have to fill out, pay for, and agree with a screening application, to determine their background check, eviction, and credit status. The application is the same for any prospective buyer or tenant, it is integral part of the Association’s Buildium Management System and its partners (referred below as the service provider), and, as per the Governing Documents, no other application form or screening will be accepted.
ALL adults in the household have to be screened as part of the application process. Adults = people older than 18 years old at the date of the application.
Please only apply if you have no criminal background whatsoever as determined by our service provider, no eviction as determined by our service provider, and your credit score is at or above the credit score required by HUD for FHA loans with maximum financing, currently 580 points, as determined by our service provider. For tenants, please only apply if your family’s income is at least 2 times higher than the rent you’d have to pay. For example, if your owner asks for a $2,000/month rent, then your family’s income should be at least $4,000/month. Please see down this page a list of documents needed to prove your income (NO tax returns will be accepted).
Please click this link to fill out your application, one for each adult. It says on it that it’s for tenants, but in fact it’s valid for both prospective buyers or prospective tenants.
IMPORTANT: if there are more adults from one household applying, please use unique email addresses for each application, as the system will not recognize otherwise the separate applications. Applications costs $30/adult, payable directly to the service provider. As a courtesy to the Owners, the Association is not charging any processing fees for applications.
VERY IMPORTANT! Once you fill out the application, please watch out for an email with instructions for payment, which will arrive from the service provider directly within a day or so. It might land in your spam or trash folders, so please check there as well. If no email with instructions for payment arrived within one day, please contact the Association immediately per email at support@sandalfootsquire.com to request the payment information. Failure to follow through with the payment for the application will delay your application.
The service provider will be running a comprehensive credit, background, and eviction verification. Your Social Security Number might be necessary to run these reports. If you do not have a Social Security Number, please contact the service provider at the number indicated in the email they send with the payment information, and ask for instructions. The Association is not able to facilitate running these reports. This is a matter between the Applicant and the service provider.
Once a prospective buyer or a prospective tenant has applied AND paid for the application, please follow up with an email to support@sandalfootsquire.com and provide the following supporting documents and information:
- Clear copies of picture IDs for all adults in the household. Acceptable picture IDs are: driver licenses, passports, or state identification cards.
- Proof of the household’s income. Acceptable proof of income are: last 3 months’ paychecks, letter from employer for new employees, or copies of the last 3 months bank statements. Please DO NOT send copies of tax returns since this Association is not considering tax returns as proof of income for the purpose of a purchase or lease application.
- Copy of the executed lease or contract to lease, or of the executed purchase agreement.
- Please indicate the contact information and relationship with the applicant for at least two character references, people other than any part involved in the transactions, like the seller/landlord or the realtors.
The Board of Administration will review your application and the screening, and will be emailing you its decision within 30 days from whenever all the supporting documents and requirements described in detail above have been received and fulfilled. Please whitelist (add to your Contacts) the email address support@sandalfootsquire.com in order to avoid our emails to be send to the spam or trash folders, and for you to miss important and timely communication.
ATTENTION TITLE AGENCIES: Please only order an estoppel or a questionnaire if the buyers’ application documents have been received by the Association, and there is a written confirmation of receipt. The Association is charging buyers $250 (non-refundable) to prepare a Certificate of Estoppel. The Association is charging buyers $250 (non-refundable) to prepare a Condominium Project Questionnaire. It takes 10 days to deliver these documents. If needed urgently, the fee would be $350 (non-refundable), and the documents will be delivered within 24 hours from payment received. ATTENTION REALTORS: prospective buyers or tenants with sales contracts / leases starting earlier than 30 days from the application’s acceptance date will be automatically disqualified as the Governing Documents allow the Board 30 days to review applications. Please make sure the lease starting date or the closing date are more than 30 days in the future at the time all the documents needed for this application’s approval process to get started have been submitted.
